Ohne R\u00fccklagen in Form eines Erneuerungsfonds m\u00fcssen die Stockwerkeigent\u00fcmer die finanziellen Mittel f\u00fcr notwendige Sanierungsarbeiten auf einmal bereitstellen. Entsprechend besteht das Risiko, dass sich die Durchf\u00fchrung der Sanierung aufgrund fehlender finanzieller Mittel verz\u00f6gert oder nur etappenweise durchgef\u00fchrt werden kann. Fachleute empfehlen einen Beitrag von j\u00e4hrlich mindestens 0.5 % des Geb\u00e4udeversicherungswerts. Bei \u00e4lteren Liegenschaften wird sogar ein j\u00e4hrlicher Beitrag von mindestens 0.7 bis 1 % empfohlen.
